A family of 3 or more making $77,510 or less a year can receive up to $11,888 in DPA for down payment assistance and closing cost with one program, and a family of 3 making $48,550 a year or less can receive up to $14,999 in another program for down payment assistance.” |

The TSAHC First Time home Buyer Bond offers the Professional Educators, Homes for Texas Heroes, and Home Sweet Texas Home Loan Programs which provide 30-year fixed rate mortgage loans to eligible first time home buyers wishing to achieve the American dream of homeownership by providing a 30-year fixed mortgage loan. The current interest rate is 4%. In addition to this rate, these programs are providing 3% of the loan amount as a grant for down payment and closing cost assistance. |

The HFC First Time Home Buyer bond helps qualified first time home buyers by providing a low 4.790% fixed rate mortgage plus 3% of the total loan amount as down payment assistance which does not have to be paid back. Income and purchase limits apply. Buyer must purchase a home in Tarrant county excluding Grapevine, Keller, and Southlake. |
Effective May 2010, the Texas Department of Housing and Community Affairs (TDHCA) announced the release of $500 million in funding for first time homebuyers with Bond 77. The program is designed to assist low to moderate income first time home buyers who are interested in purchasing their first home. Two types of mortgage loans are available. “Assisted loans” are 1st lien mortgage loans made available at an interest rate slightly above the current market interest rate and provide down payment and closing cost assistance. The amount of down payment and closing cost assistance is 4% of the mortgage amount and is available in the form of a 2nd lien, 30-year, 0% interest loan. Although no monthly payments are required, the amount of assistance is due and payable in full upon sale, refinance or repayment of the 1st lien mortgage. “Unassisted loans” are available at an interest rate slightly below the current market interest rate and do not include funds for down payment and closing cost assistance. When the assisted amount is repaid the interest rate will drop to the unassisted rate for the life of the remaining life of the 30-year loan. The current assisted rate is 4.6% and the unassisted rate is 4%.

YOU DO NOT HAVE TO BE A FIRST TIME HOME BUYER TO TAKE ADVANTAGE OF HUD FORECLOSED HOMES. The U.S. Department of Housing and Urban Development (HUD) offers special incentives to purchase their foreclosed homes. HUD uses only HUD-approved realtors to show their properties and offer bids to purchase. The good news is that there are some beautiful homes at excellent prices to be had and people who are wanting to live in the homes have the advantage of being able to bid before investors.
